In conjunction with an interior renovation/refurbishment project with AP3C Architects, Rowan University expanded the original scope of the project to include an investigation and subsequent documentation of the exterior envelope of the building.
The exterior walls of the Triad Building are formed from precast tilt up panels. The sealant joints between these panels, prior to the Exterior Renovations project were in poor shape and repairs made previously were not performed properly or had since failed. In addition the University was experiencing significant water infiltration at the Basement of the building.
TBS Services, Inc. was engaged through AP3C Architects to investigate the building envelope and water infiltration issues, determine the cause(s) of deficiencies, recommend solutions, and provided design, bidding and construction administration services for the water infiltration remediation at the Triad Building for inclusion within the interior renovation project. The scope of the work included replacement of the low-slope roof systems, excavation at the building foundation and below grade waterproofing, replacing sealants, and waterproofing/ coating the entire building exterior walls.
