Located within walking distance of downtown Wilmington, Baynard Apartments is a purpose-built 10-story high apartment building, containing 100 units specifically designed for seniors.
TBS Services was initially contracted by the Housing Authority to investigate the ongoing water infiltration being experienced at approximately 20 units within the building.
The work included water testing, forensic demolition/removal of existing construction, and documentation of the approved remedial work to address the probable source of water infiltration.
TBS also reviewed all historical documents and drawings relating to the original design, and subsequent renovations and remedial work that had been performed on the building.
After the assessment phase, TBS was engaged to produce the design documentation for the window replacement and recladding of the entire building.
