2800 & 2900 Potomac Gateway are two identical 10 story buildings, each with a 12,500 square foot roof.  The building roof tops are constructed of a main roof and a mechanical penthouse roof.  TBS was charged with providing an exterior building assessment at the main and mechanical penthouse roofs

Our preliminary recommendations were accepted and TBS incorporated them into documentation and construction phases. As part of the design, the existing ballast and pavers on each roof were temporarily removed and relocated to be reinstalled subsequent to completion of roofing work.

All existing roofing material at each roof was removed down to the concrete deck. All damaged/spalled concrete at deck was removed and repaired. A new modified bitumen membrane system with a smooth cap sheet was torch applied to the deck at the main roof coupled with fluid applied membrane terminations. An inverted roofing membrane assembly (IRMA) roof was provided. At the mechanical penthouse roof the 2-ply modified bitumen membrane system was installed at the top of the system with a white, UV reflective smooth cap sheet.
